A jumbo loan is one that is larger than the conforming loan restrictions that Freddie Mac and Fannie Mae have established. With the exception of Alaska, Hawaii, Guam, and the U.S. Virgin Islands, where the cap is $970,800, the limit is $647,200 for the majority of the US as of 2022. Due to the increased risk to lenders, rates for jumbo loans are often a little higher.
